Construction Project Overview

This project involves building a ten-storey Cat A office block and a six-storey residential block with ground-floor retail space. Located on the busy London thoroughfare of Baker Street, the site also borders quieter side streets. Laing O-Rourke Construction South Ltd has been awarded a Considerate Constructors Scheme Gold National Site Award for the incredible standards upheld during the project in 2023. The site teams have demonstrated exceptional efforts in ensuring considerate, high-quality construction while minimising disruptions throughout 2023.

Project Highlights

The site was exceptionally well-presented by the team over the course of the year. Hoardings were maintained impeccably, and surrounding streets were kept clean. Neighbours and the public were regularly updated about work progress through informative newsletters and, for some, direct contact. Community engagement, especially with schools, was extensive and continuous. A dedicated on-site environmental specialist set and monitored targets, with some metrics (such as waste burning vs. recycling) exceeding typical industry benchmarks. Both workforce and public communications were clear and well-conceived. Recently relocated off-site worker facilities demonstrated the project team’s consistent and commendable standards.

Innovations & Best Practices

The site team implemented several best practice solutions to enhance project delivery. They incorporated a best practice Ganterud lifting solution for precise load levelling, eliminating manual labour and boosting safety. Trimble Vision software was introduced as a best practice, allowing on-site visualisation of building models which improved efficiency and error reduction. Finally, a Green living plant wall was installed to improve environmental sustainability, reduce noise and dust, and enhance the site’s appearance.

Respecting the Community

Neighbours received updates via newsletters and personal interaction. Corporate social responsibility activities were thoughtfully planned and effectively managed. The team’s monthly newsletters (including progress photos that showcased key achievements on-site and in the community) were publicly displayed. Personalised face-to-face contact was also used for a personal touch to address the concerns of specific neighbours. Goodwill gestures, such as refuse collection assistance and organised site security/traffic management, ensured safe crossings and site access.

Caring for the Environment

The project demonstrated robust processes to set and track environmental targets. This included a dedicated on-site sustainability advisor and internal/external audits. Environmental issues were integrated into inductions, and dust, noise, and vibrations were stringently monitored. Efforts extended to reducing carbon throughout the supply chain and enhancing the natural environment through green wall hoardings and bug hotel installations.

Valuing the Workforce

The site featured excellent systems that supported worker welfare and well-being. The teams actively participated in campaigns covering a spectrum from mental health to healthy eating. Site facilities were well-maintained, and health and safety were effectively managed by dedicated specialists and programmes. The project included numerous initiatives designed to meet the needs of all staff members, with a particular focus on assisting disadvantaged groups.
